Deck maintenance is vital to a deck's appearance and structural integrity. What Maryland's Climate Does to Your Deck

Summer in Howard, Montgomery, and Baltimore Counties brings sustained heat and high relative humidity. On composite and PVC decking, this means thermal expansion in the boards as temperatures climb into the nineties. Properly installed decking accounts for this with appropriate spacing between boards, but if boards were installed without adequate gaps, hot weather can cause buckling or board lift. Humidity also promotes mold and mildew growth in the gaps between boards and anywhere debris accumulates, particularly in shaded areas beneath trees.
Winter brings the freeze-thaw cycle that is particularly hard on fasteners, ledger-board connections, and any wood framing members that have absorbed moisture during the summer. Water that works its way into a small crack expands when it freezes, widening the crack each cycle. Fasteners that were tight in October can be noticeably loose by March. Ledger boards, which attach the deck to the house framing, deserve especially close attention after each winter because a failed ledger-board connection is the most common cause of deck collapses.
Spring inspection, immediately after the last freeze, is the most important maintenance timing for Maryland decks. By inspecting then, you catch any winter-related damage before the deck sees heavy use through the summer season. A quick fall inspection before the first hard freeze rounds out the annual cycle and lets you address any drainage or fastener issues before ice can worsen them.

1. Inspect your deck

An annual inspection of the surface and substructure helps you catch issues, such as loose or rusted fasteners, moisture damage at ground contact, or joist issues, before they develop into larger and more costly problems. Look for:
- Weathering and moisture damage
- Wear and tear
- Ledger board separation
- Rusted or loose fasteners
- Wood rot
- Insects
- Bowing or sagging boards
For a thorough inspection, go underneath the deck as well as over the surface. Examine every post base for signs of wood rot or concrete cracking. Check the underside of joist members for moisture staining, soft spots, or insect damage. Look at where the joists connect to the beam and where the beam sits on the posts: any shifting, cracking, or rust at these connection points warrants immediate attention. In Maryland, termites and carpenter ants are both active threats to wood framing, and inspecting for insect damage in spring is especially important after a wet winter.
2. Clear and clean your deck

Cleaning your deck with an appropriate solution kills mold and bacteria and keeps your deck in great shape. On wood decks, scrubbing exfoliates the wood so it better absorbs stain and/or sealer, just avoid harsh stripping agents or scrubbing too hard. A general step-by-step:
- Clear the deck
- Prepare the cleaner
- Section the deck
- Clean with the proper brush
- Rinse
- Let dry for 48 hours
Avoid cleaning your deck in direct sunlight, which can cause the cleaner to dry too quickly and leave a white residue.
Be sure your scrub brush is compatible with your decking. We recommend a stiff natural-fiber brush for TimberTech's Advanced PVC boards, and a medium-stiffness nylon brush for composite.
For composite and PVC decks, avoid pressure washing at close range or with a concentrated nozzle. High-pressure water can fray the surface of composite boards, especially lower-end products, and may void the warranty. A fan-tip nozzle held at least 12 inches from the surface is safer. For wood decks, the cleaning process also prepares the surface for staining or sealing. If the previous finish has grayed or flaked significantly, a wood brightener after cleaning can restore some of the natural tone and help new stain penetrate more evenly. Never apply stain to a wet deck surface: the 48-hour drying period after cleaning is essential, and in Maryland's humid summers, you may want to allow more time if conditions are especially damp.
3. Replace damaged boards

If you notice boards with cracks, splinters, rot, sagging, or bowing, replace them. Mark boards with chalk, then order what you need. When ordering replacement composite or PVC boards, confirm the exact product line, color name, and production run if possible. Composite decking colors can vary slightly between manufacturing batches, and a replacement board installed years after the original can sometimes read as a visible mismatch. 4. Inspect and tighten fasteners

Pay special attention to guardrails and ledger-board attachments. Replace rusted or damaged fasteners and tighten loose connections. Lag screws should have washers, and bolts should have nuts and washers. Tip: strike a metal bolt with a hammer, it rings hollow if loose and solid if secure.
Fastener inspection is particularly critical for guardrails and handrails. Building codes require guardrails to withstand significant lateral and downward load, and a loose post or rail connection can fail unexpectedly. Apply 200 pounds of lateral force to the top of each railing post by hand to check for movement. Any post that rocks or deflects noticeably needs immediate attention. In Maryland, guardrails are required on any deck surface more than 30 inches above grade, so this check is non-negotiable for raised decks.
5. Sand and seal wood decks
Frequency: Every 1–3 years as needed
Wood decks have an extra step: seal every one to three years to protect the wood. Decks should be cleaned and sanded first for best results. Over a 10-year lifespan, wood deck maintenance can cost around $4,000. Timing the staining or sealing of a wood deck is more nuanced than it might seem. The wood needs to be clean, dry, and at least moderately warm for a stain to penetrate and adhere properly. Midsummer is workable but requires care to avoid direct sun on the applicator and freshly applied product. Never apply stain or sealer when rain is forecast within 24 hours.

- Keep heat sources like grills and firepits off the deck, place them on a concrete patio instead.
In Maryland specifically, leaf management is an important fall task. Maple, oak, and tulip poplar leaves are abundant in many Howard and Carroll County yards, and a thick layer of wet leaves left on a composite deck through November and December creates the perfect conditions for mold and organic staining.
